What to Expect When Building a New Pool in Naples

A new pool is one of the most sequence-dependent jobs on a residential property. Each stage locks in decisions the next one cannot undo, and most of what determines whether the finished pool is right happens before anything looks like a pool at all. Knowing the order makes it far easier to read a quote and to know what to ask.

It starts on paper and then on the ground. The design is worked out around how the yard is actually used — which side gets afternoon shade, where the screen enclosure runs, where people will sit, how the pool reads from inside the house — and then it gets marked out on the dirt at full size. Standing in the outline is the moment to change your mind about the shape. It costs nothing then and a great deal later.

Access gets settled at the same time, and in Naples that varies enormously. On a Golden Gate Estates acreage lot there is room to bring equipment straight in. In an established neighbourhood or on a tight lot, machine access down a side yard, where the excavated spoil goes, and whether a fence panel has to come out are all part of the plan rather than surprises. Any builder who has not raised access before quoting has not finished thinking about the job.

Excavation cuts the shape and the depths to the design. Then comes the part nobody photographs and everybody lives with: steel and plumbing. Rebar is tied through the shell, the returns, skimmer and main drain go in, and the lines to the equipment pad get run and pressure-checked. Everything in this stage is about to be permanently buried, which is exactly why it is the stage worth doing slowly.

The shell goes in next, and once it has cured you have a pool-shaped object that still has none of the things that make a pool look like anything. That gap is normal, and it is where people get impatient.

Then the visible work, in order. Waterline tile and coping first, because the deck has to be built up to the coping and not the other way round. Then the deck — pavers or the surface the design calls for — laid around the pool. Then the interior finish, which goes on last so that nothing being carried across it can mark it.

Finally the pool is filled, the equipment is started, the water is balanced, and it gets handed over with a walk-through together. The first days of a brand-new finish have their own care requirements, and those get explained at handover rather than left to a leaflet.

Two honest notes. First: schedules on a new build depend on inspections and on weather, and a Southwest Florida summer supplies plenty of weather — a builder giving you a confident to-the-day date before ground is broken is guessing. Second: the decisions that cost the least to change are the earliest ones, so the time to be difficult about shape, depth and where the sun falls is while it is still chalk lines on dirt.
